  • What it is: A $35,000 grant for down payment or closing cost assistance.

    moderate income, residing in high-need areas.

  • Details: Requires a 3-year lien on the property, 8-hour HUD-approved first-time

    homebuyer education, and 3% buyer's own funds.

HOME Investment Partnerships (HOME) Program (Administered by LACDA):

  • What it is: Provides secondary mortgage financing for first-time homebuyers and

    supports new affordable housing developments.

  • Who can apply: Primarily for low and very-low income households. Funds are

    often allocated through annual Notices of Funding Availability (NOFAs).

HOP80/120 Home Ownership Program

  • What it is: A deferred-payment loan of up to $100,000 (HOP80) or $85,000 (HOP120) to help

    with down payment and/or closing costs. Shared-equity is repaid when the home is sold,

    refinanced, or transferred.

  • Who can apply: First-time homebuyers purchasing in participating areas of Los Angeles

    County. HOP80 is for households earning up to 80% of the Area Median Income (AMI); HOP120

    allows up to 120% AMI.

  • Details: Requires 8-hour HUD-approved homebuyer education, at least 1% of buyer’s own

    funds, and owner-occupancy. Max purchase price is $700,000 (HOP80) or $850,000 (HOP120).

    No monthly payments; repayment due only when triggered by resale, refinance, or move-out.

Habitat LA Downpayment Assistance Program:

  • What it is: Up to $100,000 in down payment assistance.

  • Who can apply: Low-income (income not to exceed 80% of AMI) first-time

    homebuyers looking to purchase in greater Los Angeles County.

  • Details: 0% interest loan, payable in 30 years, funded by CalHome. Minimum

    650 credit score (with exceptions).
